The additional damage deposit of $50 is charged for 'lost' towels, broken dishes, etc. Ever since that policy was introduced (I do it with my own vacation rentals in NY and Vienna as well) guests are indeed more careful. That in return helps to keep the place nicer and a better place to come back to!
