Richard,
Never underestimate the rapacious appetites of the gentrifiers. My beloved Durango, CO, was an unspoiled gem in the early eighties, in the nineties, the 1st million dollar home broke the beautiful unbuilt ridgeline. In the early part of the new millenium the billionaires began to squeeze out the millionaires, and today, the last 19 square inches of undeveloped land in town was earmarked for "affordable housing" at $400K. Well, you get the idea.
God bless the Culebrenses, the ex-pats, and a special shout-out to CORALations, and their nurturing, educating efforts to hold the beast at bay.
